The report shows whether the overall installation is satisfactory or unsatisfactory and records observations using classification codes. If further work is recommended, the findings can be explained clearly.

Current government guidance for England requires landlords to arrange inspection and testing at least every five years, or sooner where the report specifies.
An EICR concerns the fixed electrical installation. Portable appliance testing is a separate activity.
Testing normally requires circuits to be isolated at points during the inspection. Occupants should be advised in advance, particularly where sensitive equipment is present.
It means observations have been recorded that require action. The report identifies them using classification codes, and the next steps can then be discussed.
